Perhaps the most common question we get (and any roofing company for that matter), is the question about knowing when a home’s roof has issues. The simple answer is that sometimes the signs are obvious, the complicated answer is that sometimes the signs aren’t so obvious.

The answer varies depending on a few factors. 

The biggest factor is the size of your roof, which will ultimately determine the basis for how much a new roof costs. Roofs are typically measured by what is called a “square”, which is an area of 100 square feet. 

The second biggest cost factor is the materials being used. Here in Montana, there are several roofing & siding material options that work well for our climate extremes, including architectural asphalt shingles, metal panels and composite roofing & siding panels. A new roofing & siding replacement includes tearing off the existing shingles down to original wooden decking, inspecting the decking for damage/code compliancy, then laying Ice and Water shield to code on all eaves and in valleys, followed by the synthetic underlayment, then finally the chosen materials (asphalt/metal/composite) are installed.

Whether you just got a new roof or perhaps you have a roof that is a few years old and you are still covered by a warranty, most roofs do have warranties.

Similar to roofing & siding prices, roofing & siding warranties vary depending on the company that roofs your home and the type of materials you select. 

For example, our Owens Corning Duration Lifetime Series Architectural asphalt shingle come with the
following Warranty:

-Wind Warranty: 130 MPH – 15 years Limited Lifetime.
-Algae Growth Warranty: 25 years @ 100%
-Defects: 10 years @ 100% + additional prorated 50 year Lifetime.
-Class 3 Impact Resistant (1.75″ hail)

Most metal roofing & siding panels come with a standard 30-50 year warranty against peeling/chipping/cracking paint finishes etc.

That being said, product warranties are determined by the material manufacturers, whilst the labor warranty depends on the contractor who is installing the materials.

In short, typically we can replace the average sized 3,000-3,500 square foot roof in one day for replacing asphalt shingles. 

Yep, that’s 1 day for most standard asphalt roofing & siding installs.
Metal roofing & siding or other materials could take an additional day or so.
There are some things to consider though that could extend the replacement timeframes though.

For example, here in Missoula County we have 2 building inspections to schedule, where a City building inspector comes out to the jobsite to ensure code compliance and good installation practices are being adhered to.

The first inspection is done when we have the original roof removed and the underlayment installed (Ice and Water Shield and Synthetic Underlayment), then the second inspection is done after the installation of the final materials on top is completed. 

These inspections can extend the timeframe for replacement out to 2-3 days depending on when the City inspections can be scheduled.
